What is a tax lien certificate?
When a property owner falls behind on property taxes, many counties sell a tax lien certificate at auction. The investor pays the delinquent taxes and, in return, earns a statutory interest rate when the owner redeems. If the owner never redeems, the investor may be able to foreclose subject to state law.
What is the difference between a tax lien and a tax deed?
A tax lien is a claim against the property that earns interest until it is redeemed. A tax deed sale conveys the property itself to the winning bidder. Some states use liens, some use deeds, and a few use hybrid redeemable deeds.
